Roof Inspection and Consultation Process

When our roofing contractors arrive for your inspection, we’ll first take a look at your ceilings and/or attic space, checking out the roof from the inside to discover any possible leaks. We will then walk over your roof to look for ponding water, holes in the substrate, cracks, blisters, uplifted seams or shingles, etc.

Because endpoints and the edges can be lifted by wind more easily than the rest of your roof, it’s important to inspect these areas carefully.

Next we’ll take core samples of the roof, removing a small portion of the roof so that we can gather as much information as possible. We will try to answer these questions:

  • How many roofing layers are there?
  • What material is the substrate?
  • What is the level of moisture/saturation?
  • What is the roof’s age?

How many core samples we take will depend on the size of the roof, the slope, and whether we find any concerning areas. We typically take 1-2 core samples for every 10,000 sq. ft., then repair those areas using TPO or EPDM patches.

Once we finish our inspection we’ll give you a detailed report on which areas are causing leaks, oversaturated areas, and recommendations on repairs, restoration, or replacement.

Repair

If less than 5% of your roof is saturated and only a few areas are allowing water to enter your building, we may only need to conduct a few repairs. If the majority of your roof is in good condition, repair is more cost-effective than replacement.

Restoration

If less than 25% of your roof is saturated but your roof has less than 3 years of life left in it, we will likely recommend restoration.

Replace

If more than 25% of your roof is saturated, we will recommend you replace the entire roof. This is the most cost-effective solution in this situation. Repairing a large portion of your roof is also an option, but it is likely to need more repair in the immediate future, making it often more expensive in the long run.

It takes only 30 to 60 minutes to conduct a free consultation and inspection for a large commercial building, and residential buildings can be done in even less time.

However, all penetrations must be inspected individually, each section of the roof may be inspected differently, and the number of types of roof can also extend the inspection time in a larger multi-building complex.

We will typically have a report ready for you in three to five days, which will address your current roof’s deficiencies, repair options, and a quote for the proposed work.
